New Airbnb Regulations in Florence

Florence city council reaffirmed its July 30, 2024 decision that prohibits the opening of new Airbnbs in the historic center of Florence and much of the Oltrarno neighborhood, which are designated as a UNESCO World Heritage site, and added further restrictions in a decision made on April 8, 2025. Each Airbnb must now have instructions in different languages regarding separating and disposing of different types of waste, noise regulation, maintenance of common areas such as stairs and elevators, in addition to information on public transportation, parking and the ZTL (closing of Florence’s downtown area to non-resident traffic at night from 11 pm to 3 am Thursday through Sunday).
The minimum size for apartments rented for short-term stays as Airbnbs in Florence must now be at least 28 meters (300 square ft); kitchens must have a minimum size of 97 square ft.; a fire extinguisher must be located on the premises. The owners of lodging not conform to the new regulation will receive a fine ranging from 1,000 to 10,000 euros. If an apartment containing an Airbnb is sold, authorization as short-term rental, which is awarded for five years and is listed on city records, is immediately revoked.
The new rules do not apply to homeowners who rent out a room in their place of residence, while those who received permission to rent their property as Airbnbs prior to 2019 have a three year extension to apply the new regulations before facing sanctions.
